A 50% deposit is required to reserve a suite for the desired timeframe. This deposit will be charged to a guest’s credit card at the time the reservation is made. The deposit reserves the suite for the dates subscribed according to the applicable rates advertised at the time of reservation.  Once a reservation is made, the price of the reservation will not change based upon demand or changing events in New Orleans, like a new festival or a new basketball tournament coming to the city.  What is advertised as the price of a suite for the applicable dates will be the price agreed upon by La Belle Esplanade and the guest when the reservation is made.

The balance due (50% of the total amount), plus applicable Louisiana state sales tax (4.45% of the total amount) is payable at check-in and will be collected at that time.  The balance due is payable either by credit card, cash, money order, or traveler’s cheque (no personal checks).

Reservations can be made via the internet on this website, or by contacting La Belle Esplanade, LLC by telephone at (504) 301-1424. Reservations made by internet will supersede any arrangements made by phone if there is a conflict of reservation timing.  Our online calendar is updated in real time and it can be updated while we are on the phone.

La Belle Esplanade DOES NOT advertise, offer inventory, or accept reservations through third party online travel agents (OTAs) such as Expedia, booking.com, Priceline, Hotels.com, etc.  If you have made a reservation through one of these middlemen, you have not made a reservation with us.  Contact whichever company you made the reservation with and discuss it with them.  We do not contract with OTAs and we do not accept reservations made through them.  When in doubt, please contact us, but we have no control over what other companies have sold you.  We take full responsibility for reservations made through our website.  For reservations made erroneously through other vendors with whom we don’t contract, we cannot bear any responsibility.  It’s between you and them, bait and switch.

Reservations made through this website (see the “check availability” button in the upper right corner of this screen) are the best way to make a reservation.  Guests are always welcome to call us on the phone to see if we have inventory that isn’t listed on our online calendar.  The answer is always no.  It would be poor business practice on our part to hide our available inventory.  Whatever is listed on our online calendar is what we have, but feel free to call if you want to.  We’re always happy to chitchat and answer any questions or concerns you may have.

Some potential guests text message our business telephone number.  Our landline doesn’t accept text messages.  Text away if you want, but you won’t get a response.  The best way to reach us is via email or by voice on the telephone.  The best way to make a reservation, again, is directly through this website.  We DO NOT participate with any online travel agencies (OTAs) like Expedia, Priceline, Booking.com, Hotels.com, AirBnB, etc.  If you are making a reservation at La Belle Esplanade through a third party, that reservation is being made at another establishment.  Reservations at La Belle Esplanade can only be made directly through La Belle Esplanade via this website or by telephone with our staff.

Suite Rates

Suites at La Belle Esplanade include two rooms: a bed room and a sitting room. Each suite has a private bath.  The bathroom includes a toilet, a sink, and an antique cast iron clawfoot tub that is equipped with a shower head.  Guests need not take a bath in the tubs; most of our guests take showers in their private suites.  Each suite also has an attached private balcony, or in the case of Les Fleurs Suite, which is on the ground floor, a private porch.

Rates are set for renting a complete suite to one or two adult individuals, or to one parent or guardian accompanying a minor older than thirteen years of age. Please note that each suite only has one bed.  Two guests must be willing to share a single bed.  The larger suites (Clio, Les Pêches, and Les Fleurs Suites) have queen beds.  The smaller suites (Le France and Le Pelican) have antique plantation-sized beds (essentially full beds) that sleep two.  Larger-sized couples ask if the plantation sized beds are big enough for them.  We’ve never had any complaints.  They are beautiful half-tester antique beds and when else are you going to sleep in an antique bed like these.  If you think you may not fit, we recommend you stay in a hotel that has a larger bed with the mattress capacity to accommodate your personal spacial sleeping requirements and/or preferences.  Again, no one has ever complained about any of our beds, but you may want a larger bed if one of our suites with a queen bed isn’t available.

Each suite contains a refrigerator stocked with complimentary locally-made beer, wine, and local soft drinks (Big Shot Soda, New Orleans’ favorite). There is also a coffee maker and tea kettle stocked with a supply of complimentary coffee and tea.  Rates also include breakfast served in our dining room between 8:30AM and 9:30AM every day.  Every day at La Belle Esplanade starts with a breakfast salon of curated delicacies and tailored recommendations shared in informal conversation about what’s going on in our city over the course of the upcoming day.

Rates for each suite are listed on our website and change with the seasons. Rates are higher during Mardi Gras, festivals, major sporting events, and conventions. When in doubt, please call La Belle Esplanade at (504) 301-1424 to confirm the applicable rate for your scheduled stay and the cancellation policy that applies.  The rates on our website are accurate and non-negotiable.


Beginning July 1, 2016, the State of Louisiana and the City of New Orleans require that all lodgings that rent one room or more for less than thirty days are required to collect and remit 4.45% sales and use taxes from the guest.  This tax applies to all hotels, B&Bs and other short term rental options (AirBandB, Vacation Rental by Owner, and Craigslist being the most common platforms).  Sales tax will be charged on the full price of the reservation and it will collected at the time of check-in along with the balance due.

Cancellation Policy

Cancellations of reservations at standard rates that occur prior to 14 days before the reservation date will be refunded the full deposit minus a $30.00 cancellation fee.  Refunds will be made to the credit card used to make the reservation.

Guests who cancel their reservations on or after the fourteenth day prior to the reservation date when standard base rates are charged will forfeit their deposit.  No refund of the deposit will be issued, nor will any additional penalty be charged.

Cancellations of reservations at event rates (during Mardi Gras season, during dates around Jazz Fest, during dates around Essence Festival, during dates around Satchmo Summerfest, during dates around French Quarter Fest, during dates around major sporting events, and during dates around around other events that carry an increased reservation fee, such as most holidays) will forfeit the entire cost of the reservation if the reservation is canceled 14 days or less before the reservation. To be clear: the entire cost of the reservation will be charged if the reservation falls during Mardi Gras season, during dates around Jazz Fest, Essence Festival, and other festivals, holidays and sporting events if that reservation is canceled after the 15th day prior to when said reservation begins. Potential guests who are unsure of the dates for Mardi Gras, Jazz Fest, other festivals, holidays or major sporting events are encouraged to contact La Belle Esplanade for clarification prior to making a reservation.  La Belle Esplanade doesn’t enjoy charging in full for cancelled reservations, but as a very small boutique operation, we cannot hold reservations for months and then lose that income at the last minute due to unforeseen circumstances beyond our control.  We hold up our end of the deal by not selling the suite for more money while we hold it for our guests who have reserved a suite.  For this reason, we recommend travel insurance (see below) for unforeseen reasons that a reservation may have to be cancelled at the last moment and the guest may be forced to forfeit the obligated amount of money to stay at La Belle Esplanade for the dates reserved.

Potential guests who are unsure of the dates for Mardi Gras, Jazz Fest, other festivals, holidays or major sporting events are encouraged to contact La Belle Esplanade for clarification prior to making a reservation.
Please note: Mardi Gras is more than a day.  It is a season that starts on January 6.  Mardi Gras cancellation policies normally take effect 3 weeks before Mardi Gras day but, as Mardi Gras is a moveable holiday and the celebrations that surround it are likewise moveable depending on the year.  Please contact us before making a reservation if you have any questions about Mardi Gras or about cancelling your reservation during Mardi Gras season.

Travel Insurance

Many companies offer travel insurance to reimburse travelers who have to cancel their plans and cannot recoup the money obligated for their vacation plans.  La Belle Esplanade does not endorse any particular carrier, it does, however, encourage travelers to consider this option if an unforeseen change of plans comes about.  Do La Belle Esplanade’s proprietors purchase travel insurance when they travel?  Not usually.  Everyone complains about the price of insurance until they have to make a claim to get reimbursed for lost funds.  Our advice is to purchase travel insurance.
The airlines are not going to refund the price of a ticket if you cancel your trip, whatever the reason.  Travel insurance will reimburse that lost cost.  Travel insurance will also reimburse you for the cost of cancelling your reservation at La Belle Esplanade and we are happy to provide our policies and whatever other information may be needed to file a claim on your behalf.


While La Belle Esplanade is open on holidays, the inn does not accept reservations that start on the following holidays: New Year’s Eve, New Year’s Day, Lundi Gras, Mardi Gras Day, Valentine’s Day, Independence Day, Thanksgiving, Christmas Eve, Christmas Day.  La Belle Esplanade also does not accept reservations that end on the following holidays: New Year’s Eve, New Year’s Day, Lundi Gras, Mardi Gras Day, Valentine’s Day, Independence Day, Thanksgiving,, Christmas Eve, Christmas Day.  Reservations received that start or end on any of these days will be canceled at the time they are received and the deposit will be refunded in full without penalty the first time they are made.  Repeat reservations made by the same guest (second time, third time, etc.) will be cancelled at the time they are received and refunded the deposit minus a $30 processing fee.  


Standard check-in is by appointment.  As a small, boutique operation (we only have five suites), the inn is not staffed around the clock.  At the time of reservation, guests are asked to provide an estimated check-in time.  A few days prior the the start of any reservation, La Belle Esplanade will contact each guest to establish when they expect to be at our inn.  The innkeeping staff will arrange to be at the inn at that time to check in our guests and to get them oriented to our neighborhood and the city at large.

New Orleans is located in the Central Time Zone (CST).  Please bear this in mind when driving and letting us know when you expect to be here.  We are very flexible and any time is fine with us if we know beforehand what to expect.

Check-out time is 10:30AM daily, after breakfast ends. Reservations are made by the night, not by the day.  Suites will be vacated no later than 10:30AM on the morning following the last night of the reservation. Ours is a very small and busy operation.  There is no late check-out option as we have to get the suites ready for the next guests.  Luggage can be stowed in our lobby if flight departure time is after 10:30AM, but La Belle Esplanade cannot be held liable for personal belongings.


La Belle Esplanade is furnished with period antiques and a unique collection of curios. La Belle Esplanade is not a suitable environment for children younger than thirteen years old. La Belle Esplanade is also not a suitable environment for pets. Guests accompanied by children younger than thirteen years of age, or accompanied by pets, will be refused service without a refund of deposit at the time of check-in and the full balance due for the reservation will be charged.

Guests who are disruptive to the daily operations of La Belle Esplanade will be evicted without refund. La Belle Esplanade reserves the right to refuse service to any guest for any lawful reason. Any behavior that jeopardizes the safety of other guests, or that in any way negatively impacts the enjoyment of the property by other guests or by tenants of the adjoining properties, will be reason for eviction without refund of any payments made. This decision is made at the sole discretion of management.  Any damage to the property, including missing items that make up the furnishings of La Belle Esplanade will be charged to the credit card of the person who made the reservation. Persons who are not listed on the reservation, regardless of age, will be refused accommodation or entrance to the interior of the inn, though they welcome to enjoy the gardens.


La Belle Esplanade prohibits smoking and open flame in all indoor spaces. Smoking of tobacco is permitted on balconies and in the garden area. Guests are required to use provided ashtrays and be mindful of fire hazards. Candles, incense, and open flame are not allowed within the house. If guests choose to smoke tobacco on the balconies, the windows that lead from suites must remain closed to prevent smoke from entering La Belle Esplanade’s interior. Violation of this policy, as determined by La Belle Esplanade will result in a cleaning and loss-of-use fee of $500.00 to remedy the condition of the suite. Illegal drug use will not be tolerated and will result in eviction without refund of any money paid, as well as a cleaning and loss-of-use fee of $500.00.

Special Needs

La Belle Esplanade makes every effort to accommodate the special needs of guests. When making a reservation, please communicate what those needs may be, preferably via email to labelleesplanadebb@gmail.com. As a historic home built in the 1880s, La Belle Esplanade is not ADA compliant, nor is it required to be under U.S. federal law.  Suites on the second floor are reached by steep, turning staircases equipped with handrails. Like most historic New Orleans homes, La Belle Esplanade is elevated three steps above the ground. There are no wheelchair ramps.

As noted in individual suite descriptions, bathrooms are equipped with antique claw foot tubs rather than walk-in showers. Shower bars and other assistive devices are not installed within the suites.

Transoms above doorways remain permanently open one-eighth of an inch to the hallways to permit the free circulation of air to maintain a comfortable ambient temperature. To ensure a consistently comfortable temperature throughout the building, all transoms must remain open this minimal amount at all times. Along with the transoms, wall and floor insulation was uncommon when the house was constructed. Loud conversation is discouraged.

La Belle Esplanade should be made aware of any dietary restrictions at the time of reservation in order to provide appropriate breakfast fare. Any other special needs will be accommodated to the best of the staff’s abilities. Guests who have any concerns are encouraged to contact La Belle Esplanade beforehand, preferably via email at labelleesplanadebb@gmail.com or by phone at (504) 301-1424 so that appropriate preparations can be made prior to check-in.



On-street parking is available on Esplanade Avenue in front of La Belle Esplanade. Secure, off-street parking is available in the rear of the property accessible via Barracks Street. While the gate at the rear of the property remains locked at all times, La Belle Esplanade cannot be held responsible for vehicles or their contents when parked on the property. When choosing to park in the secure lot, guests agree to assume all liability for their vehicle and its contents.  Secure parking is not guaranteed during Jazz Fest weekends, but it can be arranged at an additional charge of $25.00 per day.  Please contact us via email if such arrangements are desired.
